For most people, a home is the single most expensive purchase they will make in their lives.  You can be prepared for this journey by equipping yourself with information from a trusted, unbiased resource.  Our HUD-approved housing advisors are trained to guide you through the homebuying process and make sure you have what you need to make informed and educated decisions as you buy.

We will help you look at your overall financial picture and credit to help you figure out what you can afford, and help you develop a plan to overcome any obstacles to qualifying for a mortgage. Working within your price range will make homebuying feel more manageable and more likely to have a successful long-term outcome. We will also help you with a spending plan that takes into account the expenses that go along with owning a home.

Start today to book your pre-purchase counseling appointment. An initial appointment is $25 and includes a free individual soft-pull credit report. There is no charge for follow-up appointments. NOTE: As a response to the COVID-19 pandemic, we are conducting all advising appointments online via our virtual appointment option.

What documents will you need?

Prior to scheduling your appointment, we ask you to gather the documentation that you’ll also need to apply for a mortgage. This helps us give you the clearest picture of your mortgage readiness. These include:

  • One full month of your most recent pay stubs
  • Two months of bank statements
  • Any other documents (like credit card statements) that reflect your spending and budget


St. Paul Down Payment Assistance: Meeting with an advisor is the first step in applying for the City of St. Paul’s down payment program. It does not guarantee eligibility. Please review their guidelines for eligibility details, such as qualifying property types, income limits, and program service areas.
